The single biggest driver of how fast — and how profitably — your home sells is the list price, and the first two weeks matter most. Homes priced accurately from the start tend to attract the most showings and the strongest offers right out of the gate, because they show up in buyers’ searches at the price point where the competition actually is. Overprice it, and you risk sitting on the market long enough that buyers start wondering what’s wrong, then negotiating harder once you do drop the price. Terms matter just as much: financing type and strength, contingency timelines, appraisal gap coverage, and the buyer’s flexibility on settlement date can all affect how “strong” an offer really is.
